Scheme Benefits

A total of 14 Affordable dwellings, to address some of the identified need from the recent Housing Needs Survey (2023). The properties will provide a mixture of 1, 2 & 3-bed dwellings of Social Rent and Shared Equity for Bramley residents in Perpetuity.

The scheme will provide employment opportunities for approximately 80-workers during the construction phase, while also supporting local businesses. The scheme can be completed in a single phase, within an 18-24 month period.

Community Infrastructure Levy (CIL) is levied on all new development, providing funding for new infrastructure projects to enable development. Typically these contributions cover highways, transport, flood, cycleways, waste management, education, healthcare and emergency services .  This scheme could generate contributions in excess of £600,000. 

The 12 market dwellings 2 & 3-bed houses, aimed at younger families and people wishing to downsize, while remaining in the area. This is compliant with and reinforces the policies espoused in the recently adopted Bramley Neighbourhood Plan (2022).

Bramley suffers from a severe Affordability Ratio, where average house prices are 13 times average annual income.  The provision of market housing focusing on 2 & 3-bed dwellings will assist in reducing this gap.  The only practical way to address this problem is to increase supply to provide greater choice to the younger generation, who have been priced out of the property market.

Central Government provides a 'New Homes Bonus' to local authorities as a one off payment. This when combined with annual Council Tax receipts will provide ongoing funding for local services.
